General Store Transformation – From 1928 General Store to Fabulous Home!
Historic Bayou Front Conversion
This building once served the area as a General Store for the sugar cane plantations and the locals for over fifty years.
The OJ Mire General Store was built in 1928, with ‘old growth’ cypress and has exterior walls as thick as 10 inches! It is wrapped in ‘pecky’ cypress, considered ‘trash’ lumber then, but today is extremely desirable. Even the floors are true 2”x 6” shiplap cypress boards!
With 8800 total square feet and 5240 square feet of living area, this is a gorgeous home with a spacious rear deck overlooking the beautiful, historic Bayou Lafourche.
Currently, the property is a single-family home. The main living area is in the rear of the building. The front room (original store area) is used for playing music & entertaining. One of the two side rooms was used as the owner’s business office and the other was a storage room for their staging furniture.
Transforming this historic Bayou front property has been a labor of love for the owners —
“I prefer to cherish the craftsmanship of the builders of this building. They didn’t have the tools of today and I challenge anybody to come by and put a level on the floor of this building…. it reads plumb!!! Over 100 years standing and it’s true!!! You don’t destroy these things, you repurpose them, re-inject them into our ‘modern, advanced’ world.”
This section of the home has three spacious bedrooms and three full baths with an original updated staircase that leads up to an office or reading area.
This property offers so much more! The rear living area is 2400 square feet with 3 bedrooms and 3 full bathrooms. The remainder of the 2840 square feet could easily become income-producing opportunities. The possibilities are endless. The two side rooms could be converted into two separate Airbnb-type rental units with their own private entrances.
The main room (music room) could offer many avenues for income such as a boutique/antique shop, a small venue for engagement parties, office parties, and small weddings and receptions, especially because the rear yard area is on Bayou Lafourche, which provides a beautiful backdrop.
Another idea could be having the whole property as an Airbnb rental! The main home ‘feels’ like being in a small boutique hotel in New Orleans because of the open floor plan. Both the master and 2nd bedrooms have private bathrooms, and there is a full bathroom in the hallway to accommodate guests and the third bedroom. This area could easily accommodate six guests!
Below the rear of the house is 2500 square feet of enclosed, useable space. It would make a great workshop, gift shop or just added storage space.
Located just minutes from the restaurants and bars of Downtown Thibodaux, a gorgeous view of the bayou, and even a basement with a somewhat secret entrance.
The front has a new, fresh look and a new metal roof was installed in March of 2022. Everything is new as of 2019 – new renovated interior, plumbing, electrical, HVAC system, and a 200 amp transfer switch for a Generac natural gas-powered generator, if you so desire. There is even a 50-amp RV power supply at the end of the driveway.
This historic Bayou front home has been featured in 3 National magazines and the POV magazine in 2020! It was also featured on HTV.
Once you step in you will not want to leave this beauty with its old-world charm. Shown by appointment to preapproved buyers!
