Converted Barn Homes are a unique and beautiful way to create a living space. Some of the most beautiful homes I’ve come across have been converted barns.

In 1991, as a new agent in Westchester County, NY, I listed my first converted barn home. It was a massive 2-story barn that was partially open from the rustic wood floors on the main level all the way to the exposed rafters on the second level. A portion of the second story hayloft had been converted into 2 large bedrooms with windows that looked out over the meadows. On the opposite end of the hayloft, the owners had replaced the hayloft doors with huge stained-glass windows so that on a sunny day, as you entered the first floor main door, there was a prism of light dancing across the walls and floors on the main level.

Tall ceilings make for spacious rooms with lots of natural light, creating an airy atmosphere perfect for entertaining or relaxing. Making the most of the tall openness of a barn allows for the opportunity to build a catwalk that can provide an interesting view from up high. Other great features of barn homes include the option for lofted bedrooms or offices and thus, the potential for creative use of large windows to bring in natural light. The sheer size of a converted barn will give you plenty of room to move around, while still feeling cozy and homey.

Country settings, such as pastures and wide open spaces, are most often the location of barn homes or barns waiting to be converted. Here, horses and livestock can be kept in a safe and comfortable environment with plenty of space to graze. The countryside also provides plenty of opportunity for beautiful views – rolling hills, vast forests, or quiet meadows.

Smaller buildings, such as garages or home office studios, will cost anywhere from $4,000 to $35,000, while larger buildings like homes can range from $50,000 to $100,000 or more. Generally, you can expect to pay about $10 to $30 per square foot.

Some common costs for building a barn house include:
  • Labor: Even if you plan to build the barn yourself, you might need to hire professionals for certain services, such as electric and plumbing installation. While labor typically starts at $5 to $10 per square foot, this can increase to a range of $40 to $70, depending on the type of work needed.
  • Materials: Pole barn materials cost about $5 to $20 per square foot. The biggest expenses are typically lumber, concrete, and metal trim. Make sure you budget for smaller items like tools, windows, doors, and finishing touches.
  • Permits: Laws vary in each state and municipality, but you’ll typically need building permits to construct or renovate a structure or to change the use or occupancy of a building. These can be as little as $50 for small jobs but can range up to $2,000 for large projects.
  • Foundation: The foundation is one of the most important pieces of a home. For a pole barn house, pouring a concrete foundation will run about $26,000.
  • Major systems: Installing major systems—such as the electrical, heating, air, and plumbing systems—usually ranges from $40,000 to $75,000.
