Thirty-eight individual camping lots are rented seasonally from May 15 to October 15—rental rates average $2,740 per lot. The lots are part of HOA campground Breezy Hills in Holland, New York – about 40 minutes from Buffalo.
Each lot has water and electric hookups and will accommodate today’s largest RVs. The HOA fee includes all road and common area maintenance and planned activities.
The new owner of the HOA Campground can continue with the rental business or sell the lots individually.
Property amenities at Breezy Hill include the following: two restroom and shower buildings, playgrounds, hiking trails, activity, and picnic facilities. Sewer pump-out services are the responsibility of the lot owner or renter. Some lots have views of existing ponds—an excellent cap rate of 8.6% when all lots are rented.
