Location Advantages:
Little Nestucca River Highway (Hwy 130) does not get the weekend traffic back-up that occurs on Highway 18 to Lincoln City and areas south. Also, the summertime fog zone ends before it reaches the property.
The zoning results in low taxes since timber acreage is taxed mainly when trees are cut.

Water Supply:
Water is supplied from a spring well with a powerful irrigation pump and supplemented by a 32-PSI gravity water system, which is needed from June through September. This system is also useful during power outages or when the home is off-grid. A 7-gallon-per-minute deep well has been drilled, but it still needs a pump and a pressure tank.

The Grounds:
A network of trails has been created throughout the property, including a half mile of grass-paved roads that an ATV or small 4-wheel drive may navigate.
A summer footbridge makes crossing the river easy or dangling your feet in the water. Massive concrete supports remain from a prior vehicle bridge. The Dept. of Water Resources has approved the construction of a new one.

The third story consists of a partly-finished grand master suite with a waterfall view. This space has finished electric. The vaulted ceiling is ready for the owner’s choice of wood planking. The bathroom includes a two-person soaking tub (almond color). The matching toilet is on-site. It is also framed for an enclosed separate shower.

All three master suites have private decks, which were built recently.

There are four water heaters. (1) For the lower-level bath and main-level laundry and kitchen. (2) For the main-level bath and lower-level laundry. (3) For the main-level master suite. (4) For the upper-level master suite.

Expansion and Remodeling:
Over the past 34 years, the designer/builder owner has expanded the original 2-story, 2800 sq.ft. building into a 3-story, architecturally unique, 4500+ sq.ft.home, with all bedrooms as wings, creating ideal privacy.

To complete the two unfinished master suites, paint, trim, flooring, plumbing, cabinetry, tile work, and some lights will be needed.
Since the expansion was done in several stages over the years, some remedial work will be required on siding, roofing, and decking. Also, some windows and the garage door will need to be replaced.
